Step 1- Get your finances in order- Long gone are the days where you can buy a home without having to pay anything up front. It is important to have money set aside for expenses such as down payment, inspections, closing costs, etc. Your credit score will also play a role in determining whether you qualify for a mortgage. The most important thing you can do when preparing to buy a home is speak with a mortgage lender. A mortgage lender will provide you with a pre-qualification, which states the maximum price of home you may purchase based on income, credit, and job history. Make sure all bills are paid on time and try not to acquire any new debt while you are buying a home. That new sports car or big screen TV will have to wait.
Step 2- Speak with a Realtor- Having a Realtor that is working for you and looking out for your best interests is one of the most important things you can have when buying a home. Your Realtor is working to find YOU a home, not try to sell you a home they have listed. They can help you determine what your needs are in a home and negotiate the best offer on your behalf. Step 3- Ready to look at homes- This is usually the most enjoyable time of the home buying process. You and your Realtor can determine the things that are important to you in a home such as price, proximity to work, school, shopping, etc. By viewing homes in person you will begin to get a feel of the home and neighborhood to determine if it is a right fit for you. Step 4- Make an offer- This is where the Realtor's experience is essential. Your Realtor can research current prices and home trends to help you determine a fair price to offer on a home. They can also help in the negotiation process while keeping your best interests in mind.
Step 5- Inspections and Insurance- Once your offer is accepted it is time to begin any inspections you may want to do before the sale is final. Your Realtor can provide information on the type of inspections needed based on the home. The Realtor will be there every step of the way to answer questions about the inspection process
Step 6- Close on your home- Once all inspections have been completed and the buyer and seller have all of their paperwork in order it is time to schedule a closing. The closing usually happens at a title company. Each side of the transaction, the buyer and seller, will have several documents to sign. The mortgage lender as well as your Realtor will be there throughout the closing to answer any questions.
